Langley is two entities:
The City of Langley (approximate population: 23,000) encircled by the Township of Langley (approximate population: 79,00). Both Langleys are in School District # 35. The area is about a 50 minute car ride southeast of Vancouver in the Fraser Valley. It is bounded by the Fraser River on the north, Surrey to the west, the U.S. border on the south and the city of Abbotsford to the east.

The average price for a single detached home in Langley was $406,252 in August 2005, up 4.6% to $388,482 from July 2005, but up 11.5% from $364,316 in August 2004. Townhouses were 4.2% to $236,456 from $264,934 in July 2005 and 11.6% from 2004. Apartments were down 1.5% to $162,333 from July 2005 but still up 12.3% from $142,095 in July 2004.
